Across the GTA, April 2026 home sales reached 5,946 — up 7% compared to April 2025 — while new listings actually dropped 9.3% year-over-year, according to the Toronto Regional Real Estate Board (TRREB). Closer to home, the west Etobicoke corridor (covering Alderwood, Humber Bay, Long Branch, Mimico, and New Toronto) saw sales rise 16% year-over-year in March 2026, with 87 homes sold. At the same time, average prices pulled back 8.8% to roughly $872,000 — making this one of the more affordable entry points the area has offered in several years.

Fully detached homes remain the most sought-after — and the most expensive. In premium central Etobicoke neighbourhoods like The Kingsway and Princess-Rosethorn, detached homes are approaching the $2.3 million threshold. More modest detached homes in West Etobicoke averaged just over $1.2 million, still meaningful value compared to comparable properties closer to downtown Toronto.
Condominiums
Condos are the story of 2026. At an average of roughly $620,000, they're the most accessible ownership option in the area and continue to attract first-time buyers and downsizers alike. Waterfront buildings in Mimico and Humber Bay Shores command the higher end of the range, while buildings further from the lake offer more room to negotiate. Across the GTA, condo prices are still down about 9% year-over-year — a buyer's advantage that may not last much longer as supply tightens.
Semi-Detached & Townhomes
Semi-detached homes and townhouses continue to occupy the middle ground that many families find most practical. Across the GTA, semis averaged just over $1 million in April, while townhomes came in around $939,000. In Etobicoke's lakeshore communities, well-located townhomes have been moving relatively quickly — typically within three to four weeks of listing.
What's Driving the Spring Activity?

First, the Bank of Canada cut its policy rate nine times between mid-2024 and late 2025, bringing borrowing costs down meaningfully from their peak.
